More insulation may be a useful autumn project, but first establish what is already in the loft and how the space is used. Storage boards, moisture and access can all change the work required.

Treat the first visit as an assessment, not a shopping trip. If you cannot access the loft safely, arrange an inspection rather than stepping onto an unboarded ceiling. Ask for a written description of the existing arrangement and proposed work before buying materials.

Establish which space you are insulating

Insulating the floor of an unused loft keeps more heat in the rooms below. A loft used as living accommodation needs a different approach to its roof, walls and other boundaries. Flat roofs also need their own specification. Energy Saving Trust recommends professional advice for lived-in lofts, flat roofs and structural or damp concerns.

For a loft-floor top-up, record the existing material, condition and coverage. Ask the installer what can remain and how the proposed layers will work together. A familiar depth figure is not a specification for every material or roof, and it should not be presented as a UK-wide legal rule.

Deal with moisture before covering it

Report wet insulation, visible staining, mould or musty smells. An old stain does not establish the cause or prove a leak is still active. Ask the assessor to distinguish roof or plumbing leaks from condensation and explain the remedy.

Energy Saving Trust's damp guidance describes several routes by which moisture enters or builds up in a home. Identify and address the cause before the insulation work. Photograph the affected areas for the person assessing them, if you can do so safely.

Plan storage without squashing the insulation

Mineral wool loses effectiveness when compressed. If boarding will sit above it, the supporting arrangement needs to accommodate the insulation and appropriate airflow. Adding boards does not establish that the ceiling structure can carry the loads you intend to store.

Describe what you actually need: occasional light storage, a route to equipment, or something more demanding. Ask a competent installer to confirm the structure's suitability and the proposed boarding system. Include access to tanks and other services on the plan. This is a useful point to reduce the amount of storage before paying to provide more of it.

Ask how ventilation will be maintained

The assessor should identify the roof's ventilation provisions and explain how the insulation and any boarding will preserve them. Request product-specific details around lights, cables, tanks and pipework; there is no single clearance suitable for every fitting.

Also ask about the loft hatch. Energy Saving Trust suggests draught-proofing strips around a draughty hatch, while emphasising that necessary ventilation must be retained. Sealing an unwanted gap into the living space and blocking a ventilation opening are different jobs.

Compare a complete scope of work

Ask each quotation to state the area covered, existing insulation retained or removed, new product and depth, storage area and access provision. Have repairs, ventilation changes, service-related work and waste removal listed separately. Confirm labour, delivery and VAT, and record the date and location of the quote.

If a supplier estimates savings, ask what starting insulation level, house type, heating system and energy prices the model assumes. A top-up to an already insulated loft is a different calculation from insulating a bare one. Use the quote to decide what work your loft needs, rather than choosing a roll of insulation first and adapting the job around it.
